The Docklands Light Railway (DLR) extension, supported by Chancellor Rachel Reeves, has the potential to unlock 30,000 new homes between Beckton Riverside and Thamesmead. Similarly, the Bakerloo Line extension from Elephant and Castle into south London and the West London Orbital, connecting north and west London, are crucial for housing development. However, despite the mayor of London's support, these projects were notably absent from the government's Budget last year.
Independent analysis from consulting firm Hatch suggests that extending the Bakerloo Line to Hayes in the southeast could result in 107,000 new homes, while the West London Orbital, running from Hendon and West Hampstead to Hounslow, could facilitate up to 15,800 new homes. The London Plan, the city's master planning document, is set to be updated this year and will determine London's growth and development over the next 20-25 years.
Copley also noted that building on green belt land is necessary to meet the housing target, but he couldn't provide a specific estimate for the proportion of new homes that would need to be constructed on this protected land. The question remains: will the government's commitment to housing be matched by the approval of these crucial rail projects?
